Buyers: What Happens With Financing After You’re in Contract

Once your offer is accepted, many buyers feel like the hard part is over. In reality, this is when the behind-the-scenes work begins — especially on the financing side. Understanding what happens next helps you stay calm and confident throughout the process.

After going into contract, your lender moves from pre-approval to full loan approval. This is called underwriting. Your income, assets, credit, and employment are reviewed in detail. You may be asked for updated pay stubs, bank statements, or additional documentation. This is completely normal. The key is responding quickly so your loan stays on track.

Your earnest money is also due shortly after contract acceptance. This deposit shows good faith and is held according to the terms of the agreement. It becomes part of your overall funds applied toward the purchase at closing.

During this same period, the lender orders the appraisal. The appraisal confirms that the home’s value supports the agreed purchase price. If the appraisal comes in at value, we move forward. If it comes in low, we review options and negotiate accordingly. Appraisals are not personal — they’re a financial safeguard built into the loan process.

As we approach closing, your lender provides a “cash to close” figure. This includes your down payment and closing costs. It’s important to know that this number is often estimated slightly higher than what you’ll ultimately need. Lenders are required to estimate conservatively, and the final amount cannot exceed what’s disclosed. So if it looks a little high at first, that’s normal.

Final thought from Katy
Financing is about documentation, communication, and timing. Behind the scenes, I stay in close contact with your lender to make sure contracts, timelines, and updates are aligned. If you’re buying in Columbus and Delaware, Ohio, including the Glenross community, preparation and responsiveness make all the difference. Smooth closings don’t happen by accident — they happen through coordination.
