Hidden Open House Secrets Every Buyer Should Know

Open houses might seem simple: walk in, look around, form an opinion. But there are layers to an open house that most buyers never think about, and understanding them can protect your leverage, your money, and your peace of mind.

Wear easy slip-on shoes. Many homes ask visitors to remove shoes, and slip-ons save time and frustration.

Tour the home in a smart order. Start on the main level, then move upstairs, and finish downstairs. This helps you understand how the home actually flows, how noise travels, and lets you end the tour by going down instead of climbing two flights at the end.

Signing in: what it really means. Agents often ask you to sign in because “the seller requires it,” but most use it for follow-up marketing. If we’re already working together, just tell the hosting agent you’re represented and write my name and number on the sheet.

Don’t ask questions you can Google. Roof age, square footage, and mechanical updates are usually online. Instead, ask the questions that reveal the real story of the home.

High-impact questions most buyers never ask:
1. If you lived here, what’s the first thing you’d change?
2. What surprised you most when you first saw the house?
3. What offer terms would the seller love most besides price?
4. Have the sellers already turned down any offers?
5. What projects did the sellers not get around to?
6. What could make this home sit on the market longer?
7. What does the seller love most about living here?
8. What are other buyers saying about the home today?
9. Has anything unusual ever come up in showings or inspections?
10. What’s something about this neighborhood I can’t find online?
11. If you were advising the seller, what’s one thing you’d tell them to improve?

Assume you’re on camera. Many homes record audio and video through doorbells and nanny cams. Avoid talking about your excitement, your budget, or your motivation inside.

Look beyond the staging. Staging highlights the best, but your job is to look for the rest. Check ceilings, floors, windows, storage, noise levels, doors, the basement, and the home’s overall condition.

Final thought from Katy:
Open houses can be fun, but they’re also strategic. With the right questions, order, and awareness, you’ll walk in confident and walk out informed. If you’re planning to start touring homes, I’d love to guide you through every step.

If you want a Realtor who:
Knows the market
Explains every step
Negotiates hard on your behalf
And keeps you protected throughout the process

I’d love to help you make a winning offer and get you into your next home.
