Once you're under contract on a home, it can feel like everything goes quiet. But behind the scenes, there is a great deal happening to move you toward the closing table.
After inspections and appraisal are complete, your lender begins finalizing your loan file. This stage is often referred to as working toward “clear to close.” During this time, underwriting reviews your documents one final time, verifies employment and credit again, and ensures every required condition has been satisfied.
If the appraisal required any additional documentation or corrections, those items are cleared during this stage. The lender is essentially making sure the file is complete and ready for final approval.
Next, the lender prepares your Closing Disclosure. This document outlines your final loan terms, interest rate, monthly payment, and exact cash-to-close amount. You’ll receive this at least three days before closing, and it’s important to review it carefully. This is where all the numbers come together.
At the same time, the title company is conducting the final title search, preparing settlement documents, and coordinating your closing appointment. They confirm that ownership is clear and that everything is legally ready to transfer.
Throughout this process, I’m communicating with the lender, title company, and listing agent to make sure timelines stay aligned and no details are missed. Even if it feels quiet on your end, your team is actively working to get you to closing smoothly.
Final thought from Katy
The “quiet” stage before closing isn’t actually quiet at all. It’s a critical coordination phase. My goal is to make sure you feel confident knowing everything is moving forward exactly as it should.
If you want a Realtor who:
Knows the market
Explains every step
Negotiates hard on your behalf
And keeps you protected throughout the proces
I’d love to help you make a winning offer and get you into your next home.
