Once you’re under contract and moving toward closing, the finish line is in sight — but there are still important steps on your end to make sure everything goes smoothly.

First, continue maintaining the property in the agreed condition. Most importantly, complete any remedy repairs from seller that were negotiated in the contract. These should be finished prior to the buyer’s final walk-through.

Next, begin preparing for move-out. Schedule movers early, and make sure all personal belongings are removed unless something is specifically staying per the contract. The home should be left in broom-clean condition at minimum.

Keep utilities active through closing day. The buyer will complete a final walk-through before closing, and utilities must remain on so they can verify systems are working properly. Canceling utilities too early can delay the closing.

You’ll also want to gather items for the buyer: garage remotes, mailbox keys, extra house keys, appliance manuals, warranties, alarm codes, and any HOA information.

When the settlement statement is available, review it carefully. This document outlines your estimated proceeds after commissions, mortgage payoff, prorated taxes, and fees. Confirm wiring instructions for where your funds will be sent.
